Benjamin James played a critical role in the successful launch of 21 Chelsea, Chelsea's first off-the-avenue prime neighborhood residential luxury residence in over a decade. This building features over 200 bright, comfortable, classic homes designed for modern living on 21st Street. Benjamin James was able to successfully rent units in the building at competitive prices despite the climate of the immediate post Sept. 11th period. The building is truly world class, with apartments ranging from studios to four-bedroom duplexes with libraries, granite kitchens, mahogany fireplaces, 30ft ceilings, and terraces.

22 CHELSEA

The approach used with 21 Chelsea was extended to 22 Chelsea, a sibling project one block north in the Fall of 2002. A stylish and more intimate building identity was created for this 50-unit luxury building located at 160 West 22nd Street. Together with design and a young Chelsea resident's budget in mind, we committed the entire building before first occupancy with 95% of all apartments rented in the first six weeks of marketing.

THE PARK

Benjamin James was the marketing agency for The Park, a major residential conversion in the Gramercy Park area, facilitating the development of the imagery, promotional materials, property placement, and ad copy. The property boasts 220 units and is aimed at middle market clients. Each apartment maintains the building's original industrial character such as oversized windows and 16 foot beamed ceilings and offers both duplex and open loft layouts. The apartments boast separate kitchens, ceramic baths and are filled with natural light. There are laundry facilities on every floor.




40 PRINCE STREET

Welcome to Mulberry South, located on 298 Mulberry Street, the building is a full-service luxury rental property located in NoHo, New York City. One of NoHo’s premier rental buildings, Mulberry South is an impeccably maintained and pet-friendly building with 24 hour concierge, elevator, laundry room, and on-site maintenance. 298 Mulberry Street was first built in 1986 and has 12 floors with a total of 99 units.

During the summer of 2005 Benjamin James secured the initial lease up of a new development in the heart of NoLita. The developer added additional stories to a preexisting prewar building which offered new top of the line finishes unprecedented at that time. Custom kitchens had mahogany cabinets, stainless steel professional ranges, Subzero refrigerator and Miele dishwashers. Every new apartment had terra cotta tile floors, french doors, marble baths with bidets, and many units featured classic views of St. Patrick's and Little Italy. Because of the unique lure of this emerging neighborhood, we attracted a creative and upscale demographic renter, many of whom came from overseas. Benjamin James screened all applicants rigorously and secured the leases often with prepayment of rents or additional security deposits.

MULBERRY SOUTH

Welcome to Mulberry North, located on 304 Mulberry Street, directly next door to the Mulberry South community. 304 Mulberry Street was built in 1974, and is 7 floors with 90 units. Mulberry North is a full-time doorman building and guarantees 24-hour emergency maintenance. Laundry facilities are located on the ground level of the building and are card operated for your convenience.

184 THOMPSON STREET

184 Thompson features 140 loft-like condominium residences steps from Washington Square Park. It was first built in 1910 and has 9 floors with a total of 145 units. The staff at 184 Thompson pride ourselves in providing the most modern and contemporary components to each unit, with designer hardware, glass cabinets, new balconies and beautifully finished Oakwood flooring. Many of these luxury New York condominiums feature balconies, roof decks or gardens. You can also expect to be greeted by a doorman which means any packages you mail home will also be taken care of.
